How Does the BRRRR Strategy Work in Illinois?
Buy and renovate with a short-term loan, place a tenant, then refinance into a long-term DSCR loan and pull your capital back out for the next deal. We fund both halves, and there is no seasoning requirement on the refinance once the property has been renovated.
A large share of our Illinois borrowers run the BRRRR method — buy, rehab, rent, refinance, repeat — and Chicago’s older housing stock and two-flats are tailor-made for it.
